First impressions matter, especially in real estate. Did you know that potential buyers start making assumptions about a home well before they step inside? That's right; curb appeal often starts online for a home. It is important to take steps to ensure your home looks its best both on the inside AND the outside before putting it up for sale. Here are some tips for adding curb appeal and value to your home:
Give your house a bath - washing the outside of your home will give it a fresh and bright appearance. If you don't own a power washer you can rent one for the day. Make sure to clean the driveway, deck and shingles as well as those cobwebs way up in the peaks and corners. Make sure to clean the windows inside and out too!
Use a critical eye - take a step back and really look at your house; not as the current owner, but as a potential buyer. A good tip is to do this at different times of the day as you may notice things "out of place" in different lighting. You may find the eavestroughs overflowing with leaves or looking a little wonky. There could be a few shingles missing on the roof or a hedge in front of the house is looking a little scruffy. Make sure to mow the lawn regularly, cover any bare spots and fertilize it for a healthy green colour. Don't forget to remove trash cans, kid's toys, garden tools and other things that might detract from a good first impression. When in doubt, ask a neighbour or friend for a second opinion.
Make some updates - these don't have to break the bank to make an impact. Think about replacing your house numbers, mailbox and exterior lighting on the house. Solar lights are inexpensive and can be placed strategically in the yard to showcase your home's best attributes.
Add some colour - it isn't necessary to paint your entire house if it has recently been done or is in good condition. Painting your front door and window trim or shutters a complimentary colour is a great and inexpensive way to make your house to "pop". Pick a colourful and fun welcome mat and some hanging or potted plants to compliment your house. A bright coloured bench or Adirondack chair will also give your house a welcoming feel.
Take it outside - extend the indoor living space outside - if you have a porch, deck or garden area you can easily create a new "room". These spaces are on trend and don't have to be expensive to stage. Think about an inexpensive outdoor carpet, mood lighting, some deck furniture and voila, you are done!
A little bit of sweat equity and a sensible budget will result in instant curb appeal, impressed house hunters and a positive R.O.I. (return on investment)!
