Mortgage
rates are a very hot topic these days. Will the Bank of Canada raise the
prime rate soon? What is the bond market doing? Is a fixed rate mortgage better
than a variable rate mortgage right now? Understanding the differences between
fixed and variable mortgages is of course important, but choosing the rate that
is right for you is also dependent on your risk tolerance.
What is
a Fixed Rate Mortgage? This product is based on bond futures and your payment does not
increase for the term of your mortgage as you are “locked in’, so you are
protected from rate fluctuations. If, for whatever reason, you find that you
need to get out of your mortgage, you could face a high penalty. A fixed
mortgage penalty is dependent on the lender and can be the greater of 3 months
interest or the Interest Rate Differential (which can be a lot higher).
What is
a Variable Rate Mortgage? This type of mortgage product is based on the Bank of Canada’s prime
lending rate and therefore can change with market conditions. The interest rate
is typically lower than those offered for fixed products; however, you need to
take into consideration your risk tolerance if you are planning this option as
interest rates could change without warning.
So,
which should you choose? This is a very personal decision and it is yours alone to make. It will
depend on your financial goals; the level of debt being carried and again your
