It looks like spring is finally in the air! It is also a time when many of us start looking for a home to purchase. Here are some key numbers as Winnipeg's resale-homes market enters the traditionally busy spring season:
- There were 4,338 listings on the local Multiple Listing Service at the beginning of April. That's the highest number for this time of year since 1999, when there were 4,435. It's also 29 per cent more than a year ago and 58 per cent more than two years ago.
- First-time buyers make up about 35 per cent of Winnipeg's resale-homes market, and about 33 per cent of those active listings were homes priced at under $275,000, which is considered the prime price range for first-time buyers. That included 880 single-family homes, 475 condominiums and 100 single-attached homes.
- The high number of active listings is helping to keep a lid on house prices, with the average selling price down one per cent in the first three months of 2015 -- $284,371 versus $287,413 for the same period in 2014.
- 73 per cent of the single-family detached homes and 71 per cent of the condos that sold in the first quarter sold for less than the list price. Seventeen per cent of the detached homes and 11 per cent of the condos sold for more than the list price. The remainder sold for the list price.
